    heres a tip, make sure you pay the deposit into a deposit scheme or you could end up paying 3 times the amount back.

    i just went to view a house today, as a tennant, on the way a bus hurtled passed at about 35 straight through a big puddle, soaked me from head to toe, also soaked the pram and the baby. best bit. i've got a job interview at 2.15 so i was in my sunday best. needless to say the bus station got a call straight away from a very angry dol torror

    bus thing - its illegal to splash people, buses/lorries should slow down. (fact)

    and.. pay the deposit?? into a scheme.. what scheme lol im confused... elaborate...

    basically, since april 2007 every landlord has to pay any bond/deposit payed by the tenant into a deposit protection scheme, if you don't do this, when the tenant leaves they can go to the small claims court and the court will order you to pay the tenant 3 times the amount, on top of the bond back. so if you take a £600 bond, you might end up paying £2200 back.

    for any tenants interested, you should receive confirmation of this within 14 days of paying the deposit. best not to try and claim it until you move out as the court might just tell your landlord to pay it in.

    also if the landlord hasn't paid this into a deposit scheme any section 21 notice he serves to remove a tenant is instantly void as he's not fulfilled his duty as a landlord, as my landlord will find out if he tries to evict me, again.

    :D hopefully (and im not suggesting anything by this) i get some decent tennants, and not some pikey cunts! like next door to where i live now... fuckin animals lol

    you know what, i'd be a great tenant but this twat of a landlord i got has left me with a leaking roof for a year, he's known about it the whole time, so i pay 160 per week for a 2 bedroomed house as the 3rd room is unfit. i owe him £600 now, he's not seeing a penny. 4 months the rooms been unusable so i think its justified.

    you can't not put it into a protection scheme (y) agents do it automatically.

    i officially brought my house yesterday! and some potential tennants came ova today to look at it! all happenin now :D gd times 4 moi!

    yea man.. Romans. they wanted to charge me 15% for full management! but i haggled it down to 10% which is very good! just need a lick of paint in one room, and put fridge & washin machine in there (y)

    (im goin on long holiday so full management was only way to go)
